Your shingles are curling, cupping, or losing granules in quantity. Granule loss shows up in the gutters as what looks like coarse black sand. Once the granule layer is gone, the asphalt underneath cooks in the Tennessee sun and the shingle has very little life left.
You have had three or more separate leaks in different areas. One leak is a repair. Leaks in multiple places usually mean the system as a whole is failing rather than one flashing detail.
The roof is past twenty years old. Most three tab and architectural shingle roofs in this climate run twenty to twenty five years, and the humidity and summer heat here are hard on asphalt.
You can see daylight through the decking from the attic, or the decking feels soft underfoot. That is structural and it does not get better.

Asphalt shingle covers the large majority of homes here. CertainTeed is our overall preferred architectural shingle line, and we also install GAF and Owens Corning systems. Metal costs two to three times as much and lasts forty to seventy years. It sheds hail and wind far better than asphalt, and it is showing up more every year on the farmhouse and modern builds around Leiper's Fork and Thompson's Station.
Flat and low slope for porch roofs, additions, and any section where the pitch is too shallow for shingles. These need a membrane system such as TPO or rubber, and installing shingles there instead is one of the most common causes of a recurring leak.
Most replacements we do are a combination. An architectural shingle field with a membrane section over the porch or the addition is the single most common configuration on a home in this area.
Square footage is the obvious one, but pitch matters nearly as much. A steep roof is slower and requires more safety equipment, and that shows up in labor. So does the number of stories, the number of valleys, hips, dormers, and penetrations, and whether the crew can get a truck close to the house.
Material choice moves the number substantially. Architectural asphalt is the baseline. Metal typically runs two to three times the asphalt cost. Decking replacement is priced per sheet and you will not know how many sheets until the old roof is off.
Then there is the question of who is paying. If this is a storm loss, your insurance carrier is paying most of it and your out of pocket is your deductible. That changes the math on materials completely, because a covered claim is often the right moment to upgrade. We will walk through that with you honestly.

Middle Tennessee puts a specific set of stresses on a roof. Hot, humid summers cook asphalt and drive attic temperatures up, which is why ventilation is not optional. Spring brings the hail and the straight line wind. Winter brings freeze thaw cycles that work water into any gap in the flashing.
Ventilation is where we see the most corner cutting from other contractors. An underventilated attic bakes the shingles from underneath and can cut years off a roof that was installed correctly in every other respect. We check intake and exhaust ventilation on every replacement and correct it as part of the job rather than treating it as an upsell.
Flashing is the other one. Most leaks are not shingle failures, they are flashing failures at chimneys, walls, and skylights. We replace flashing on a full replacement rather than reusing it.

No. Plenty of our customers are at work while we do the job. We do ask that you move vehicles out of the driveway and take fragile items off the walls in rooms directly under the roof, because a tear off shakes the house more than people expect.
Yes, and we will not cover it up. We give you a per sheet price in the written estimate so you know the cost before we start. We only replace sheets that actually need it, and we will show you photographs of what came off.
We generally do not recommend it. An overlay hides rotten decking, adds weight, traps heat, and voids some manufacturer warranties. It costs less today and costs more over the life of the roof.
If the damage came from a covered event like hail or wind, usually yes, minus your deductible. Age related wear is not covered. A free inspection tells you which one you are dealing with before you file anything.
