Franklin is the seat of Williamson County and the center of our service area. We are based fifteen miles west in Fairview, which puts most Franklin addresses about twenty five minutes from our door. Westhaven, Berry Farms, and the newer developments. Built from the mid 2000s on, tighter HOA control over material and color, and roofs now aging into the range where storm damage starts revealing installation shortcuts from the original builder.
The rural western edge. Out toward Leiper's Fork and Boyd Mill, larger properties, farmhouse and modern farmhouse construction, and a lot more standing seam metal than you see in town.
HOA Rules Catch People Off Guard
If you are in Westhaven, Berry Farms, McKay's Mill, Ladd Park, or most of the newer Franklin developments, your covenant probably has something to say about roofing material and color. Some restrict to specific approved shingle lines. Some limit metal on the primary residence.
Check before you pick a color, not after. If your roof is being replaced through an insurance claim, HOA restrictions can also affect what the carrier owes toward matching, which is a conversation worth having early.
What Franklin Weather Does to Roofs
Hail season here generally runs March through May, and Williamson County sits squarely in the part of Middle Tennessee that sees it. The spring systems bring straight line wind along with it, and the damage that costs homeowners the most is not the shingles in the yard, it is the ones still on the roof with a broken seal or a crease.
