Two Towns in One

Thompson's Station is in the middle of becoming something different than it was, and you can see it in the roofs.

On one side there is the older Thompson's Station: farmhouses, ranch homes, and properties on real acreage along the Columbia Pike corridor and the county roads running out from it. Detached shops and barns. Long gravel drives. Metal roofs that have been up for thirty years.

On the other side there is Tollgate Village, Bridgemore, Canterbury, and the developments that arrived with the growth. Production built, HOA governed, and now old enough that the first wave of them is reaching roof replacement age.

We work both, and they are genuinely different jobs. A 1970s farmhouse with a low slope addition and original plank decking has nothing in common with a 2008 subdivision home except the weather it sits under.

Access Matters More Here Than You Would Think

On the acreage properties, getting a materials truck close to the house is a real consideration. Long drives, soft ground after rain, low limbs over the driveway, and gates.

We talk about this before the delivery date rather than after, because a load of shingles dropped two hundred feet from the house means the crew is carrying material by hand all morning, and that shows up in either the price or the schedule. If the delivery truck cannot make the drive, there are workarounds, but they need planning.

Same goes for equipment on soft ground. We would rather push a start date a day than leave ruts across your yard.

Outbuildings and Detached Structures

A lot of properties here have more roofs than the house. Shops, barns, detached garages, run in sheds, and equipment storage.

Two things worth knowing. First, exposed fastener metal panel is usually the right economic call on these structures even when we would recommend standing seam or shingle on the house. Second, detached structures are typically covered under your homeowner policy, and they are one of the most commonly omitted items on a storm claim because the adjuster came for the house.

The Subdivision Roofs Are Coming Due

The Thompson's Station developments that went up in the mid to late 2000s are now fifteen to twenty years old, which in this climate is the window where builder grade architectural shingles start showing their age.

What we typically find: granule loss visible in the gutters, brittle or curling shingles on the south and west facing slopes, pipe boots cracked and leaking, and attic ventilation that was never balanced properly to begin with.

Some of those roofs have another five to eight years in them. Some do not. The only way to know is to have somebody get up there and look, which is free.

Usually, but tell us about it up front. Long or narrow drives, low limbs, soft ground, and gates all affect delivery, and we plan around them rather than discovering them on delivery day.
