Residential and Small Commercial

Dickson has a different mix than the Williamson County suburbs. Alongside the residential neighborhoods there is a real small commercial base along the Highway 46 and Highway 70 corridors and out toward the I-40 interchange. Shops, offices, small retail, service buildings, and light industrial.

We do both. Small commercial roofing is typically low slope, which means membrane systems rather than shingles: TPO, rubber, and modified bitumen. Different material, different detailing, and a very different failure mode than a residential roof.

If you own a small commercial building here, the most useful thing you can do is get on a maintenance schedule rather than waiting for the leak. Low slope roofs fail at seams, terminations, and penetrations, and all three are cheap to fix early and expensive to fix after water has been sitting in the insulation.

Metal Is Common Out Here

More residential metal roofing in Dickson County than in most of our service area, and it makes sense given the property types. Larger lots, farm and rural properties, outbuildings, and shops.

Exposed fastener panel is the workhorse. It costs meaningfully less than standing seam and it goes on fast. The tradeoff is the fastener washers, which degrade under UV over fifteen to twenty years and eventually need replacing across the whole roof. That is a known maintenance item, not a defect, and it is a perfectly good trade on a barn or a shop.

For a house you intend to keep, standing seam is the better system, because the fasteners are concealed and nothing penetrates the panel surface. See metal roofing.

What We See on Dickson Roofs

The residential housing stock skews older and more mixed than the newer suburban markets. That means more roofs with layered history: multiple reroofs, reused flashing, plank decking under the plywood, and additions built at different times with different pitches.

Manufactured and modular homes are also more common here, and they have their own roofing considerations. Lower pitches, different structural capacity, and roof systems that are not always compatible with standard residential approaches. We will tell you honestly what will and will not work on one.

We Are Out This Way Regularly

Dickson is roughly thirty five to forty minutes from our Fairview shop, out through Burns and White Bluff. That is a short run for us and we are in Dickson County constantly.

Call us for whatever you have got. A full replacement, a small repair, a leak you cannot locate, or a roof you just want somebody to look at. The inspection is free and we will get you on the schedule.

Storms and Claims

The systems that bring hail through Middle Tennessee in the spring reach Dickson County the same as everywhere else, and the wide open rural exposure means wind damage without the tree buffer that softens it elsewhere.

We document the damage, help you file, and Chad meets your adjuster on the property. That process is the same whether the building is a house, a shop, or a small commercial property. See insurance claim assistance.

Dickson FAQs

Do you do commercial roofing in Dickson?

Small commercial, yes. Low slope membrane systems including TPO, rubber, and modified bitumen, plus repairs and maintenance. Large scale industrial roofing is outside what we take on.

Should I put metal on my house or my barn?

Both work. On a barn or shop, exposed fastener panel is usually the sensible economic choice. On a house you plan to keep, standing seam is worth the difference because the fasteners are concealed.

Can you roof a manufactured home?

Often, but not always with a standard residential approach. Pitch and structural capacity are the limiting factors. We will look at it and tell you honestly what is feasible.

How soon can you get out to a Dickson address?

We are in Dickson County regularly and it is a short run from Fairview, so scheduling is usually quick. Active leaks and emergencies get same day or next day attention.
