A real inspection is more than a look from the driveway. Ours covers the roof surface and the attic, because half of what a roof tells you is visible only from underneath.
On the roof we check shingle condition for granule loss, curling, cupping, cracking, and hail bruising. We check the seal on shingles that may have been wind lifted. We inspect all flashing at chimneys, walls, skylights, and dormers, which is where the majority of leaks actually start. We look at valleys, pipe boots, drip edge, and ridge and soffit ventilation. We check the gutters for granule accumulation, which is one of the clearest indicators of how much life the shingles have left.
In the attic we look for daylight through the decking, damp or compressed insulation, water tracks down the rafters, staining on the underside of the decking, and signs of inadequate ventilation like frost or condensation on the sheathing.
Then we photograph all of it and go through the photos with you.
After a storm. Hail and wind damage is often invisible from the ground, and most policies put a deadline on filing. An inspection right after a storm event either finds damage worth claiming or gives you a documented all clear. Both are useful. See storm damage restoration.
Annual and seasonal checks. If your roof is over ten years old, a check going into storm season is cheap insurance. Small problems, a cracked pipe boot or loose flashing, cost very little to fix now and a great deal to fix after they have been leaking into the decking for two years.
This is the part that separates an inspection from a sales call. Plenty of contractors offer a free inspection and find a reason to sell a roof every single time.

A photo set of the roof and attic showing anything of concern. A verbal walkthrough of what we found and what it means. If work is needed, a written itemized estimate. If a storm caused the damage, documentation formatted to support an insurance claim, which matters a great deal if you decide to file.
If nothing needs doing, you get that in writing too, which is useful when you are selling the house or arguing with a carrier later about pre existing condition.
Separate from a diagnostic inspection, every roof we install goes through our own 12 point inspection before we call the job finished. Nail pattern and fastener depth, flashing at every penetration, valley construction, ridge and hip installation, ventilation intake and exhaust, drip edge, starter course, cleanup and magnet sweep of the property.
This is how a two year workmanship warranty stays affordable to offer. Catching an installation issue before we leave the property is much cheaper than coming back for it.
Middle Tennessee is hard on roofing material. Hot, humid summers, a real hail season in spring, and freeze thaw cycling in winter.
A three tab asphalt roof here typically runs fifteen to twenty years. An architectural shingle roof runs twenty to twenty five, sometimes thirty on a well ventilated roof with quality material. Metal runs forty to seventy. Those numbers assume adequate attic ventilation, which is the single most common thing we find shortening a roof's life in this area. An underventilated attic bakes the shingles from the underside and can pull five years off an otherwise good roof.
If your roof is approaching those ranges, an inspection tells you whether you are planning for next year or five years from now.

We get on the roof. Hail bruising and broken seal strips cannot be identified from the ground, and a ground level look is not an inspection.
