Nashville Housing Stock Is Not One Thing

Roofing in Davidson County means different work depending on the zip code.

The prewar and midcentury neighborhoods, places like Sylvan Park, Inglewood, Woodbine, and parts of East Nashville, are full of 1920s to 1950s bungalows and cottages. Plank decking, original flashing, sometimes multiple layers of shingles from decades of overlays, and often a detached garage with a roof twenty years older than the house.

The tall skinny new builds that went up across East Nashville, the Nations, and Wedgewood Houston through the 2010s are a different animal. Complex modern rooflines, low slope sections that need membrane rather than shingle, and roof deck areas that create waterproofing details a standard shingle crew is not always equipped for.

The suburban ring, Donelson, Hermitage, Antioch, Madison, is mostly conventional shingle work on homes from the sixties through the nineties, much of it now due.

Claims in a Post Storm Market

After a significant event in Davidson County, out of state crews arrive within days. Some are fine. Many collect deposits and disappear, or file claims on damage that does not exist, which is a problem for the homeowner and not for them.

Low Slope and Flat Sections

More common in Nashville than in the county subdivisions, especially on modern builds and on additions and porch roofs.

Shingles are not rated for low pitch and will fail there no matter how well they are installed. Those areas need a membrane system, TPO or rubber, properly terminated where the low slope meets the steep slope. That transition is the single most common leak point we find on a modern Nashville roof.
